Well, after 3 years of watching the market, 11 months of serious looking, and 7 weeks of faxing, emailing, scanning, offering, negotiating, banking, wiring, …..we finally closed escrow on a condo in Maui.
This has been a dream of mine since I was about 14, and on Tuesday, it became a reality.
Here is an aerial view of the property. We're in Building D (Haleakala, top of the image).

Was hoping for one that overlooked the pool. lol
Once it gets reno'd, I'll post up some pics of the inside. Our realtor took all the pics with her cell phone, and they pretty much suck.
We bought this sight unseen...never even set foot on the condo grounds yet.
Interested to see what we bought when we finally get out there.

If anyone wonders why I don't sleep at night, this might be the best explanation. By the time it's all said and done, $300k spent.....from pictures off the internet and Google Earth.
Yes. I'm not stressed out in the least.
My heart races like I'm running all day.
Since closing on Tuesday, I've maybe slept a total of 8 hours.....and not for a lack of trying.
I have a whole new respect for people who take huge gambles on start-up businesses, make large investments, etc. It's hard on the mind to keep level headed and not go into a total "wtf did I just do" panic.

We've had an independent home inspection, a termite inspection, a mold and mildew inspection, we've had close friends perform a thorough walk-through, 4 contractors do estimates on required / desired work....we've had the bank perform an appraisal, and an on island management company perform a viability assessment.
We're good.
Besides, aside from the living room and bedroom flooring, we're gutting it and making it all new again. New kitchen cabinets, granite countertops, stainless steel appliances, complete bathroom remodel, lighting, ceiling fans, doors, electrical.....can't get hose at this point.
It's 3 houses and 3 mortgages that keeps me up at night.
Is.

well its not vandalism, its carelessness. especially if they have a kid or two. my dad and I are working on two houses at the same time right now and one of them was straight trashed. there are BF Goodrich tire tread marks IN THE F*CKING KITCHEN. there was like grease and shit all over the ceiling in the kitchen, like a grease bomb exploded, just careless.

I see what people mean when they talk critically of "overnight success". We've been living with years of denied fruits of our labor. We have said no "we can't afford to do that right now" enough times that even we started to believe it.
The discipline we've had for the last few years was training for what is to come. We're now in a place now where...we could be in a sustainable position, or go bankrupt.
I look forward to reaping benefits, but my stomach can't stop churning. The anxiety...is omnipresent.
I seriously look forward to the point many owners have referenced: "You'll look back at all the stress and worry...and laugh."
Please, please, let me laugh already. lol

You going to rent it out to tourists or the locals on a monthly/6 monthly basic or even a week.

Our one rental has a chronic long-term renter upstairs and a PhD student in the basement. Never had issues there.
It's in a good location, and our rental rates are high enough to kind of weed out some of the dirtbags. I think is also helps that my wife is an attorney...so people seem less inclined to do sht when they know she can do sht back.
This one is a vacation rental...short term. Only so much damage can be done. If it becomes an issue, we just won't rent it out.

It'll be a short term vacation rental. Mostly friends and relatives, but we'll eventually get it onto vrbo and just rent it full time.
If we can get it to break even, that's best. If it makes money, it's not ideal.
